atlas mining rights[edit]

  • 11/15/24: according to annie, in the past, we were all receiving royalties, including tito bunny's side of the family. this means we never owned shares of atlas mining because shareholders get dividends, not royalties. if we were receiving royalties, this means we had mining rights, not shares.
    • carmen copper is now the operator, not atlas mining. but we should still have the mining rights because mining rights are perpetual or never expires.
  • 11/29/24: demi told me he talked to a mining engineer who told him the reason we are not receiving royalties anymore is that the mining operator is not anymore mining in the area where we have rights.
    • annie also told me that the area where we have mining rights is now being used to dump the rock/soil waste from the mining operations. tito andy told me that the area we have mining right to is called pit#2.
    • we should try to find out if we have the rights to collect the waste being dumped in pit#2.
      • currently 2 companies named nautilux and petrostik have rights to collect the waste. daryl yuvallos owns one of these 2 companies. they feed the waste into a rock crusher and sell it as sand and gravel. i heard from the baranggay captain of the area (poog, toledo) chito alferez that nautilux is earning P1 million a week from this operation.
      • daryl yuvallos is a classmate of my golfing buddy jeff llanto. jeff offered to introduce us if we ever need to.
      • kap chito alferez is also collecting the mining waste but he does not have a rock crusher so he can only wash and filter. he has to dispose the big stones and rocks which according to him eats up a big chunk on his profit. sometimes his output is so low it's just enough for him to break even. he says if he has a rock crusher, he can profit P1 million a week.
      • if we can collect the waste, this could possibly be a P1 million a week income.
      • my dad has a 6ha share of the 60ha lot beside carmen copper. so we can use it for the base of our operations.
      • but we would need to invest in a rock crusher, which could cost P30 million. maybe we can get a cheaper second hand from quarry operators who have stopped operations because DENR has stopped giving quarry permits. note we don't need a quarry permit because we are not quarrying. we are merely collecting the waste.
        • a cone crusher can only crush rocks less than 6 inches (150mm in diameter). this means we would also need a jaw crusher for the bigger rocks. or we can just filter out and set aside the rocks bigger than 6 inches. then when we have enough accumulated profit/savings from this business, we can get the jaw crusher.
        • but we don't really have to take a big risk buying a rock crusher. we can simply partner with my close golfing buddies the mantuhac family (edgar mantuhac, son ian mantuhac and son-in-law eugene andales are in my golfing videos). one of their many big businesses is limestone so they have a rock crusher. edgar once told me to work with his son ian to see if our 60ha lot beside atlas mining is suitable for subdivision development. so there's a good chance they are willing to partner with us. they own liloan golf course, padgett place condominium, tectona 1 hotel, and many subdivisions. so they would make very reliable partners.
      • my dad and his 8 siblings also own a 2.5ha lot inside carmen copper compound (formerly atlas mining). beside the 2.5ha lot is a huge mountain of rock/soil waste from the mining operations. kap chito told me the rate the mining waste grows is more than the what the waste collectors can take. this means the mountain of waste will only grow. even if carmen copper stops mining operations today, he says it will take 50 years for the current waste collectors to exhaust the mountain of waste beside our 2.5ha lot.
      • tito andy and i will inquire if our pit#2 contains mining waste and if we have rights to collect the waste. if not, we will inquire if there is some other way we can secure rights to collect waste.

  • as far as i know, lola laling, tita lourdes, and tito peping each own 1/3 of pages realty.
  • my investigations revealed the following properties still commonly owned:

  • the above properties are the final list after my investigations
  • tita lourdes' and tito peping's heirs will need to file estate taxes if these properties were not included when their estate taxes were paid. let me know if you need help. it is important to pay the estate taxes before the amnesty deadline which is june 14, 2025. without the amnesty, there is 25% surcharge on the first year then 6% penalty for each additional year.
  • estate taxes are 6% of the zonal value at the time of death. example, the zonal value in the area when lola laling passed away was P8,000/sqm (it is now P10,000/sqm). therefore, lola laling's estate tax for the 2 properties is: 8,000(2,506sqm) + 8,000(5,000sqm) = P60,048,000, divide by 3 siblings = P20,016,000, times 6% = P1.3m

  • 11/7/24: while i was filing estate taxes for lola laling, i came across a tax dec still under lolo abelardo's name. i checked it's status in city hall and the assessor says it's already under the name of arcenas. i then got the list of holdings for lolo abelardo and 8 properties where in the list. i will investigate the status of each of the 8 properties to find out if we need to file estate taxes.

    • (done on 11/18/24) get certified tax decs of each of the 8 properties
    • 12/2/24 update: the following are the status of the 8 tax decs:
      • 2 are buildings so we can just ignore them
      • 1 is the road lot of andres abellana so that's considered eminent domain so we should just ignore it
      • i investigated taxdec#s N244296, N246402 and N218180 (no titles):
        • bureau of lands in sudlon has no records. they only have records of lot 802 so it's possible this has been consolidated.
        • i consulted geodetic engr. norvic abella. he advised our last resort is to check with bunagan engineering in mabini if they have any record. i checked and they said they have no record.
      • taxdec# C007450 has a title (66938). i had it traced in ROD and they said it's under tito peping's name
      • taxdec# N244657 also has a title (359-T). i had it traced in ROD and they said the title is now under samuel queblatin.
        • 400sqm in sambag II.

  • 11/7/24: demi also showed me the documents of some properties he suspects are still commonly owned. the following are the results of my investigations:
    • lot 18495. under the lola laling, tito peping, and tita lourdes. this is included in the table above
    • lot 16428 (td# G2K-10-072-00335): we have a tax dec for this lot under lolo abelardo. but assesor says it's already under arcenas. tracer shows it was donated to lola laling on 2010 and lola sold it to arcenas.

      • demi has a tech desc/sketch plan. which means we are still under the impression we own it.
      • this property is easily worth P63 million.
      • ask tito peping's heirs if we should look further into this
    • lot 18497: tax dec is under tito peping. full of squatters

      • google satellite view shows it is full of squatters
    • lot 18502 (~1ha) by the road. already subdivided among multiple owners and there is no pages or javier in the owner's list. there is no record of any transfer in the assessors office. but we have an old tax dec (#41169) under the name of tito peping, tita lourdes, and lola laling.
      • demi has a sketch plan for this lot, which means we are still under the impression we own it. demi even showed me a photo of the property showing how lucrative it is.
      • this property is easily worth P200 million.

  • 11/18/24: annie told me we should try claiming the 50 atlas mining shares which is now carmen copper. (done) ian will investigate
  • tito peping's heirs need to file estate taxes if not yet done for their properties mentioned in this wiki. to take advantage of the estate tax amnesty (no penalties) which expires on june 14, 2024. aside from the above, the following are under tito peping:
    • td#333973-42. this is 5,000 sqm. this could be the same as the 5,000 sqm lot in the table above that has no lot#. i will investigate. assessor says this is formerly td#41083(2,000sqm???). the pages extrajudicial indicates this is to be divide among lola laling, tito peping, and tita lourdes.
