- 1 meter is roughly 1 long human stride or step. 100 meters is roughly the length of a soccer field. 1 ha (hectare) = 10,000sqm is a little bit bigger than a soccer field (7,000sqm)

- how to locate boundaries or mojons:
- this page contains the GPS coordinates to the corners of a property if appropriate. if the property has been surveyed, you should be able to find the mojons using the coordinates.
- simply copy paste a coordinate to the search input box in google map in your mobile phone. example, to locate corner 2 of the guba property, enter "10.4229435211554,123.901390740978002" in the google map search box.
- more advanced mobile phones have more accurate GPS. example, in my experience, iphone 6s can be off 30 yards. iphone 11 is precise within 5 yards. i haven't tried the other iphones but i read online that iphone 14 can be precise within 1 yard.

- for credibility reference: i immediately gave the 5% commission to atty neil balili after our ramos apartments was sold and i immediately gave the 5% commission to ed cola (founder of latagaw fraternity) after our mambaling lot was sold.
- i am now working on the estate of my mother's side of the family and the properties in this section are the properties in the estate of my mother's side.

talisay 563sqm subdivision lot (P10k/sqm=P5.63m)[edit]

- the small house across our lot is a family we hired to look after our property. the owners of the other lots also requested them to look after their lots. they are always eager to show the mojons of the properties to anyone who goes there to check out the property. if they show you the mojons, kindly give them a P100-P200 tip for their efforts.

- we are selling this property at the zonal value. it is located in barangay poblacion. according to the BIR, the zonal value of subdivision lots in poblacion talisay is P10,000/sqm.

tisa 2,400sqm to 7,200sqm lot (P10k/sqm=P24m to P72m)[edit]
- no squatters
- we are selling at 16% discount from the zonal value. the lots are located in kadasig phase 1 and the current zonal value of the area is P11,980.
- our 2,400sqm lot has a very nice view of cebu city
- our lot is 1/3 of a 7,200sqm lot that was subdivided into 3 owners (lot nos. 18494-A to C), each with separate titles. 18494-D is just the right of way. the 2 other owners also want to sell so you have the option to buy the entire 7,200sqm.
- the road that passes 100 meters from the property is still under construction. the road is constructed by arcenas properties. arcenas is a saint for making it a public road for the convenience of the kadasig residents. the road links the subdivisions of arcenas properties (e.g. paseo san ramon, casa rosita, the ridge, etc ...). the road connects to paseo arcenas st. and ends up in mcdonalds banawa.
- after the road construction is completed, the property will just be a 15 minutes walk to the high end arcenas plaza that has a metro supermarket, threesixty pharmacy, mr diy hardware store, china bank, rcbc bank, salon de rose, save and smile dental clinic, animal kingdom vet clinic, and restaurants such as ayame japanese, ding how, phat pho vietnamese, acacia steak house, seoul, and mcdonalds.
- if you want to do ocular inspection on the property right now, you can park your car near the south hills entrance and walk 600 meters (the path has steep slopes). or you can drive a motorcycle or back-ride on my motorcycle through narrow and steep slum alleys to the kadasig phase 1 chapel then walk 150 meters to the property.

- the buyer also has the option to buy 2 additional lots (lot#18495:2,506sqm + lot#18497:4,656sqm = 7,161sqm) connected to the 7,200sqm lot for a total of 14,362sqm. however, 1/5 of the 2,506sqm lot is occupied by squatters and 90% of the 4,6565sqm lot is occupied by squatters. both lots are also not titled. we only have the tax decs.
- getting signatures for all owners to complete the sale should not be a problem because those who are not in cebu have given an SPA in case there is a buyer.
- our properties connects to the subdivisions of arcenas properties that is currently under development. all subdivision lots have been sold out during the pre-selling, which means this area is very high in demand. we are currently trying to sell the properties to arcenas properties. our 2,400sqm lot can be considered a prime lot because it has one of the best views of cebu city in the area.

- urban deca homes also connects to our properties so we are also trying to sell to them.
- we also have a tax dec showing we own a ~1ha (9,843sqm) lot (taxdec# 41169) by south hills public road (lot# 18502 in the photo below) that is only 85 meters from our lots. records in the assessors office indicates it's already under the name of different owners. however, there is no history of any transfer. we will try to file a "quieting of title" case. if we recover this lot or settle with the other claimants just to gain access to our other lots, the next step is to petition a right of way. there's good chance the right of way will be granted because it's the law. the judge determines the price and it's usually the zonal value (P10k). so 85 X 6 X P10k = P5.1 million is the expected cost of the right of way (in addition to the quieting of title case).

bohol 218ha lot (P250/sqm=P545m)[edit]
- in the future, farm owners will be the new kings of society. human population will only keep growing while farm lands are getting more scarce. no matter how rich you are, the future of your grandchildren are not really secure unless you own farm lands.
- around half of the property is flat land and the other half is moderate rolling hills.
- a barangay road cuts across the lot. the property is 2 km from the national road.
- 30 minutes from ubay port, 1 hour 20 minutes from getafi port (cebu to getafi is only a 1 hour boat ride)
- 117ha was CARPed but was never completed in a sense that the carp beneficiaries never got their individual titles. however, their claims are annotated in the title. the farmer beneficiaries also want to sell their lots but because they don't have their individual titles, there will only be 1 deed of sale and payments will only be to the javier and garcia heirs. the farmer beneficiaries agreed they will be at the deed of sale/MOA signing where they will receive their share and sign some sort of quit claim.
- note that 218ha is approximately 1.47km by 1.47km (if you are a golfer, it's 3 par 5s each side)

- feel free to go to the property anytime to do an ocular inspection. the name of the caretaker who can show you around is marcelo. his number is 0930-368-8748. he usually does not answer his phone. you can just go to his house which is near the property. if marcelo shows you around the property, kindly give him P500 for his efforts. the following are directions to his house.
- from alicia town proper, turn right after ilihan elementary school and before ilihan barangay hall. the junction has a sari-sari store. marcelo's house is around 1.5 km from the circumferential road. our 218ha lot begins at around 500 meters from marcelo's house.

1/2 of colon unitop building (P300k/sqm=P250m)[edit]
- the lot and building has been subdivided into 2. lot 2-A is 868 sqm owned by my grandmother and lot 2-B is 869 sqm owned by her brother. lot 2-B has already been sold. my mom and her siblings are trying to sell the other half for P250m.
- the building is under lease by unitop for P660k/month until april of 2028. if you buy our 1/2, you will be receiving P330k from unitop a month or P3.9 million a year until april 2028.
- the property is still under our family corporation which is still in the process of being dissolved. after the corporation is dissolved, lot 2-A will be under the name of my mom and her 3 siblings. getting all their signatures is not a problem because those who are not in cebu have given an SPA in case there is a buyer.

- P1,207/sqm is the zonal value, so this property is being sold at a 25% discount to the zonal value.

- only the caretaker who used to be our family cook and his family are occupying. but they will transfer to an adjacent lot still owned by the estate if this property is sold.
- this lot belongs to my father and only needs his signature for it to be sold.
- it used to belong to the estate of my grandparents
- after letters of administration was approved, 1 year claimant window has elapsed, and estate taxes were paid, it was assigned to my father via the estate division plan (EDP).
- the EDP is expected to be approved by the judge on june 2025.
- after the EDP is approved, we will submit it to the ROD so the property can be transferred to my father's name.
- we can start the negotiations and earnest money so that we can immediately proceed with the sale after it is transferred to my father's name.
